We all know the real estate market has been on fire for the last year...
...I have spent a few hundred hours talking with homeowners over the last year about why they should sell now if they were planning on selling in the next year.
I know some wanted to, but couldn't for a variety of reasons...the most common was where would I go if I sell now.
But what does this have to do with selling my house now?
?? ??? ?????? ??? ??????? ?????? ??? ????? ???? ?????
We know where the market was last year heck even three months ago...
...but do you know what the market is currently doing? Not knowing will cost you!!
Most people just look a Zillow and call it a day as they are only concerned with what the Zestimate says...
That can be a huge mistake as Zillow is constantly ?????
?? ???? ???? ??? ??????? ??????
That's right we are leaving the seller's market...the real estate train has left the station...
....and heading into a balanced market
...a balanced market is not a seller or buyer, the market is balanced both in supply and demand.

You still can get your home sold! You won't be getting 30-50K over asking but you will be getting a fair price for your home.
The sale won't happen overnight either...it may take 3-6 months
So having patience is going to be really important, we are all coming off a market where homes were listed on a Monday and SOLD Monday night for 50K over.
I know it's going to be super frustrating..just trust the process your home will sell.

You have a choice to make: Continue to live in a home that you have outgrown, don't like the layout, and yard that is too small.
Or put your home on the market with a Realtor who knows how to market and get homes sold in a balanced market....
...What you don't want to do is wait...
....the reason why is because there is a good chance that within a year we will be in a buyers market and as a home seller who is trying to get the most money out of their home. That's the last place you want to be.
